Getting Started
Do I need to be pre-approved before I start looking?
It is strongly recommended. Pre-approval tells you your real budget and makes your offers far stronger. You can see how it fits into the whole journey on the step-by-step process page.
How much do I need for a down payment?
Often far less than people think — some programs allow 3 to 3.5%, and a few require nothing down for those who qualify. The right amount depends on your situation. There is more detail on the getting financially ready page.
Does talking to a loan officer cost anything or obligate me?
No. The first conversation is about clarity, not commitment.
Credit & Qualifying
My credit is not perfect — can I still buy?
Very often, yes. Different programs have different requirements, and a specific improvement plan can open doors sooner than you would expect.
Will checking my options hurt my credit?
An initial conversation does not. When a formal credit review is needed, Robert will explain it first — no surprises.
What is debt-to-income, and why does it matter?
It is the share of your monthly income that goes to debt. Lowering it — even a little — can improve what you qualify for.

How long does the process take?
It varies, but an organized file and responsive communication keep things moving. Setting expectations early is part of Robert's job.
What is the difference between an inspection and an appraisal?
An inspection assesses the home's condition; an appraisal confirms its value for the loan. Both protect you.
Rates & Timing
Should I wait for rates to drop?
Waiting has trade-offs — often more competition and higher prices. Remember: you can refinance a rate later, but you cannot renegotiate a purchase price. There is a fuller explanation on the market-timing lesson.
What does “marry the house, date the rate” mean?
The home you choose is permanent; the interest rate often is not. Buy the right home when you are ready, and revisit the rate later if the market allows.
