A conventional loan is not backed by a government agency. It typically requires stronger credit and a down payment, but offers flexibility on terms and the ability to drop mortgage insurance once you reach 20% equity.

Several loan programs are designed specifically for first-time buyers, often with lower down payment requirements, more flexible credit guidelines, and access to down payment assistance. The process can feel overwhelming — it does not have to be.

FHA loans are insured by the Federal Housing Administration and often appeal to buyers with lower credit scores or smaller down payments. They require mortgage insurance, but the qualification guidelines tend to be more forgiving than conventional loans.

VA loans are available to eligible veterans, active-duty service members, and certain surviving spouses. They are guaranteed by the U.S. Department of Veterans Affairs and often require no down payment and no private mortgage insurance.

USDA loans are backed by the U.S. Department of Agriculture and offer 100% financing for homes in eligible rural and suburban areas. Income limits apply, but many areas just outside cities qualify — sometimes in locations buyers do not expect.

When the purchase price exceeds the conforming loan limit set by the Federal Housing Finance Agency, a jumbo loan may be necessary. These loans typically require stronger credit profiles, larger reserves, and more documentation — but they provide financing for higher-priced properties.

A rate-and-term refinance replaces your current mortgage with a new one — typically to secure a lower interest rate, shorten the loan term, or switch from an adjustable rate to a fixed rate. The key question is whether the savings justify the closing costs over the time you plan to stay in the home.

A cash-out refinance replaces your existing mortgage with a new, larger loan — and you receive the difference in cash. This can be used to consolidate debt, fund renovations, or cover other major expenses. Because it replaces your first mortgage, you will want to evaluate the new rate and term carefully.

A HELOC works like a credit card backed by your home equity — you can draw funds as needed during the draw period and pay interest only on what you use. Because it is secured by your home, the interest rate is typically much lower than unsecured debt like credit cards or personal loans.

Investment property loans finance rental properties and income-generating real estate. Options include conventional investment loans, portfolio products, and DSCR (Debt Service Coverage Ratio) loans — which qualify based on the property's rental income rather than the borrower's personal income.

Self-employed borrowers often show lower income on tax returns due to legitimate business deductions — which can make qualifying difficult on paper. Bank statement loan programs use 12 or 24 months of deposits to reflect actual cash flow, providing a clearer picture of what you can afford.

Construction loans finance new builds or major renovations, disbursing funds in stages as work progresses. Some programs roll into a permanent mortgage after completion (construction-to-permanent), avoiding a second closing. Renovation-specific products like FHA 203(k) can finance both the purchase and the rehab in a single loan.

Not every borrower fits a standard profile. Whether it is non-traditional income, recent credit events, mixed-use properties, or unusual ownership structures — some files just require more patience and expertise. That is where experience matters most.

Commercial real estate loans finance income-producing and owner-occupied business property — office buildings, retail centers, warehouses, and mixed-use developments. Terms, structures, and underwriting differ meaningfully from residential lending, and the right structure depends on the property, the tenants, and your long-term plans for the asset.

Once a residential property has five or more units, it is financed as commercial multifamily rather than with a standard home loan. These loans are typically underwritten on the property's net operating income and can support acquisition, refinance, or repositioning of apartment buildings and larger rental portfolios.

Business owners often reach a point where owning their location makes more sense than leasing it. Owner-occupied commercial financing — including options that pair conventional structures with programs designed for small businesses — can make that step achievable, turning a monthly lease into equity in an asset you control.

Commercial and business-purpose loans are underwritten differently from residential mortgages. Terms, availability, and program eligibility vary; not all applicants or properties will qualify.
